How do I apply?

Applications are submitted completely online

You will not be able to speak to a member of our staff before you apply. We require all new prospects to complete a pre-screening questionnaire & schedule an appointment to see the unit either in person or virtually prior to the application submission.

Who needs to fill out the application?

All persons, 18 and older, who will be listed as a tenant of the lease is required to fill out the application.

Is there a fee?

There is no fee to apply unless the applicant’s application is accepted for one of our properties. If the application is accepted, then the credit and background check performed by our third party processor will charge each applicant a fee to perform their services. The non-refundable fee is paid directly to the third party and the rate is out of our company’s control.

Is there a background check?

A credit and criminal background report will be conducted for each applicant. These reports will be run by our accredited third party processor. We strongly urge applicants to have an understanding of what is on their credit and background reports BEFORE applying. The fee for processing the credit check and background check will not be refunded for denials based on credit/background reports.

Do you require any documentation?

Each applicant whose income will be considered is required to attach the most recent month’s worth to be attached to the application. If you are planning on using Section 8, a housing voucher, or any type of housing assistance, please attach all documentation of this in the application. Please verify with our team prior to applying if the unit you are applying for is accepting any kind of rental assistance.

How long does the application process take?

The full application process can take between 5-7 business days. This is dependent on how efficiently we receive required documents, and how quickly we can get in contact with listed references. If your application is not completed entirely or there are supplemental documents missing, your application may get skipped or overlooked.

What is your pet policy?

Pets are accepted on a by property basis. For our pet-friendly properties, a non-refundable pet fee of $250 will be assessed for each pet. No more than two (2) pets will be allowed. What dogs are acceptable are a case-by-case basis, depending on size of yard. See our Pet Policy for more details. Additionally, a potential fee of $25 per month will be added to rent.

Due to insurance regulatory requirements, we cannot accept the following breeds of dogs in to any of our units: Pitbull, Doberman Pinscher, German Shepard, Presa Canario, Rottweiler, and Wolf Hybrids.

What are the application requirements?

  1. Required to be 18 years of age or older (excluding children living with parents/legal guardians)
  2. Net combined monthly household income must be three time (3x) the monthly rent. It is required that you attach paystubs or sufficient documentation displaying this. Note: You may submit other documentation including offer letters displaying anticipated income, documentation of governmental financial assistance, bank statements, and tax returns if it is not possible to attach paystubs to your application.
  3. Credit history requirements: we evaluate credit, however, if an applicant does not have established credit history, it is the company’s discretion if the applicant’s income and background information will lead to approval.
  4. Rental history requirements: we do verification checks with previous landlords. If there are outstanding balances owed to the previous landlord(s) or there is an eviction on the applicant’s record, the applicant will be automatically denied. Individuals without rental history will be considered on a case-by-case basis.
  5. Employment history requirements: We look for applicants to have at least one year of consistent employment history. Applicants with a shorted duration of employment will be considered on a case-by-case basis. Ridge Rentals will check with each employer to verify the information provided.
  6. Criminal background: violent crimes, certain theft/fraud are automatic denial. Misdemeanors and other felonies will be at the discretion of the company as to whether or not the applicant will be approved. Harassment, disorderly conduct, etc. will result in a denial. Ridge Rentals requires seven (7) years to pass after a charge to be able to consider an applicant.
  7. Section 8 and Housing Vouchers: Please be sure to attach any and all housing assistance documentation with your application.
  8. Renter’s Insurance: We require to have renters’ insurance upon moving into one of our properties.

What can I do to expedite the application process?

Make sure you have completed the online application. Be sure to read and follow application requirements. Upload all necessary documents. Make sure all uploads are clear and easy to read. Make sure current landlord(s) is/are aware we may be calling for a reference. Tell your current employer that we may be calling for a reference. Contact our property managers to discuss the details for your lease offer, including: move-in date, length of lease, whether you have pets, etc.

Who is responsible for the utilities?

Generally, the renter is responsible for the utilities in the unit being leased. However, each one of our properties has specific requirements. Please see details in the individual rental listing for any utilities or additional amenities that may be provided. Feel free to clarify this information prior to applying for the unit.

How much is the security deposit?

The security deposit is equal to one (1) month’s rent. Additional deposit for pets will be determined based on how many furry family members you have. See our Pet Policy for more information.

What do I need to pay before I move in?

One month of rent, the security deposit, pet deposit (if applicable), and any short term lease fees will all need to be paid prior to you receiving keys for your new rental.

What is your policy regarding co-signers?

Co-signers and guarantors are accepted only on a case-by-case basis. Co-signers that are out of the state of PA cannot be accepted. All co-signers are required to provide proof of ID and income as well as a signed co-signer application.
