Pets are accepted on a property-by-property basis. For our pet-friendly properties, a non-refundable pet fee of $100 will be assessed for each pet. No more than two (2) pets will be allowed. What dogs are acceptable are a case-by-case basis depending on size/breed of the dog and size of the yard. See our Pet Policy Guide below for more details. Additionally, a fee of $25 per month will be added to the rent. If applicable, pet vaccination records are required.
Due to insurance regulatory requirements, we cannot accept the following breeds of dogs into our units: Pitbull, Doberman Pinscher, German Shepard, Chow, Akita, Staffordshire Terrier, Presa Canario, American Bulldog, Argentine and Brazilian (Fila Barsileiro) Mastiff, Wolf Hybrid, or Rottweiler. These breeds are prohibited in rental units due to new insurance company laws. Additionally, ferrets are not allowed.
Along with those breeds, no other vicious animals or mixed breeds of one or more of the above breeds or current/retired K-9 dogs are allowed. There will be no exceptions to use the premises for boarding, breeding, racing, and/or selling dogs.
Pet Conditions
Keep only the maximum number of pets listed on the lease agreement, without any substitutions. If the resident would like to make modifications to the list of animals/pet(s) on the lease agreement, a new Pet Addendum will be drawn and signed. No verbal agreement shall be drawn and agreed.
Control over the animal/pet(s) according to city codes, specifically referring to residential animals is a must. Residents must restrain their animal/pet(s) with a leash or harness while outside.
All carpets (if applicable) will be professionally cleaned and treated for fleas upon moving out of the unit. Residents must furnish a receipt at or before the move-out inspection proving the carpets have been cleaned and treatment for fleas & ticks has been completed (if applicable). Residents are financially responsible for pet control expenses incurred as a result of the animal/pet(s) listed on the agreement.
Residents will not leave said animal/pet(s) unattended for a period of twenty-four (24) hours or more. As well, residents agree to care for said animal/pet(s) and not neglect or mistreat any animal/pet(s). In the case an animal/pet is left unattended for a period of twenty-four (24) hours or more or is deemed mistreated and/or neglected, Ridge Rentals will contact the proper animal authorities to enter the unit. Residents acknowledge Ridge Rentals is not responsible for any animal/pet(s) upon removal by the proper animal authorities.
Residents agree to :
Maintain control over any animal/pet(s) in a manner that maintains a peaceful and disturbance-free environment for other residents. Excessive continued noise resulting from any animal/pet(s) will be addressed immediately according to the terms of the Lease Agreement.
Immediately repair any damage resulting from the keeping of said animal/pet(s), as well as being held financially responsible for any repair required by other residents or Ridge Rentals.
Remove animal/pet(s) feces immediately and effectively.
Never allow animal/pet(s) to be tied up outside the premises for any given reason.
Remove any offspring from the unit at the age of eight (8) weeks after birth.
Maintain proper health visits and keep accurate and current records including but not limited to: vaccinations, illnesses, diseases, and other medical needs.
Not leave animal/pet(s) food unattended outdoors.
Not invite or pet-sit other animal/pet(s) not living in the unit.
Residents agree that any violent or frightening behavior such as: acts demonstrated by the animal/pet(s), whether or not injury results. This will revoke the pet agreement and the animal/pet(s) will be required to be removed from the unit.
